We receive regular rental enquiries from prospective tenants and local employers, these are monitored and matched to the properties that our landlords have available to let. We advertise regularly in the local press, use all the major property portals online and list available properties on our own website. We have an excellent tenant vetting process which helps to ensure that it is rare for us to have a dispute with tenants.
 
Our management team arrange regular inspections and reports of your property together with arranging repairs, servicing of equipment and organising the annual safety inspections. Our administration team sends out regular statements and monies are paid directly into your bank if required.
 
We are members of the Property Ombudsman Scheme (POS) and Deposit Protection Scheme (DPS) who both define strict procedures on how we hold monies in a specific clients account. This gives you the greatest security for your rental income whilst enabling us to manage your property effectively.

A SUMMARY OF OUR SERVICES, A GUIDE TO THE RESIDENTIAL LETTINGS PROCESS AND OUR FEES

LET ONLY

 

Instruction: On instruction from a landlord Temme English Lettings will attend the property and assess it for rent.
Contract: Once terms and fees have been agreed the landlord will sign an Agency Agreement with Temme English Lettings.
Marketing: After preparing property particulars (descriptions, photographs) and securing the necessary legal requirements (Gas Safety Certificate, Energy Performance Certificate (EPC) etc.), Temme English Lettings will market the property and search for a suitable tenant.
The Tenant(s): When a tenant declares an interest they will be vetted including ID verification and subsequently referenced. The results are discussed with the landlord.
AST: The Assured Shorthold Tenancy (AST) agreement is prepared and a draft sent to both the landlord and the vetted tenant.
Checking In: Once a date is agreed for the property handover, depending on the level of Let Only service you require we can either provide the tenant with the landlords contact details or go on to provide a schedule of condition and inventory of contents which is facilitated before the appointment is made with the tenant to sign the AST. We will take the deposit monies and handover the keys for the property. Their deposit is then registered.



LET & MANAGE

 
Checking In: All of the above including preparing the schedule of condition, holding the deposit and checking the tenant in (and out) of the property.
Rent: Temme English Lettings will collect the rent as appropriate and forward monies to the landlord.
Statements: Financial statements will be sent at agreed intervals to the landlord.
Queries: All queries raised by the tenant will be managed by our administration team.
Repairs: Any maintenance repairs required will be carried out by our recommended contractors or those specified by the landlord. Temme English Lettings will liaise with contractors and advise the landlord and tenant of the progress.
Inspections: Midterm inspections will made and reports forwarded to the landlord.
Legal requirements: The landlord will be advised of required safety and checks and kept up-to-date with compliance information.
Tenancy agreement: Temme English Lettings will retain a copy of the tenancy agreement, keep a set of keys and will advise the landlord when notice should be served.

Tenant Find                        75%* of the first month’s rent  (This covers finding & referencing the tenant, taking 1st month’s rent & deposit) 
*Subject to a minimum charge of £600 inc vat.
Deposit Registration       £60.00 inc vat (This covers the administration for registering the deposit with the DPS and the releasing / negotiation of the deposit at the end of the tenancy)
Full Photographic Inventory prior to tenant moving in (Optional)
£162.00 inc vat (This covers photos and a full condition report of the property. This is important evidence for you when the tenant is being checked out at the end of the tenancy) If you decide not to have this Temme English can take no responsibility for failure of evidence produced in the event of a claim on the deposit. This also includes checking the tenant into the property on your behalf.
1 Year Rent Guarantee Warranty (Optional)
£264.00 inc vat (This policy is a Warranty that we can claim upon should the tenant fail to pay their rent. The policy has a Zero excess fee and will pay the rent in full until possession of the property is gained – upon successful claim** - and includes legal cover for eviction and breach of tenancy.

Check out of your tenant
£108.00 (This covers the tenant moving out of the property, which includes the inventory being used to show the home in its original condition if there are any issues. We will also take clear photos of the property and record all meter reads and arrange the handover of the property back to us / you)
Contract renewal             £180.00 inc vat (This covers a brand-new tenancy if you wish to renew the tenancy and enter a new fixed term with your existing tenant)
Gas safety if required     £60 per year (Mandatory if there is gas at the property)
